18-storey tower block

A new high-rise tower block alongside the River Irwell could provide more than 180 new flats if approved by planners next week.

The overall proposal will see the construction of three linked blocks, with the tallest block standing 18 storeys high.

The height of the two other linear blocks has been reduced from eight to five storeys and five to four stories since the plans were originally submitted in 2022.

The site in Springfield Lane sits next to the River Irwell and near to Manchester Victoria station.

The plans will go before Salford City Council’s planning committee next Thursday with a recommendation to approve.

The plans include 81 one-bedroom, 97 two-bedroom, and five three-bedroom flats, all of which will be rented out by a single landlord.

If the planning application is approved the empty commercial buildings which currently sit on the land will be demolished to make room for the new tower blocks.

125 residents have objected to the scheme since the plans were originally submitted by Torsion Development and SI-SI Investments. Residents have brought up concerns about an increase in traffic, an increase in anti-social behaviour around the site and the chance of local residents being priced out of the scheme.

None of the homes in this plan have been designated as affordable since the developer claimed that it would not be viable to include any in the plans.
